Get in touch with them tomorrow with a friendly reminder.  If you don't get the rent tomorrow you could start thinking about the Notice to Quit, depending on how it goes. They sound like great tenants that you want to keep in place and happy.

I am not sure if the link was for an actual MA law, or a proposed one?

If the pipe is freezing in the exterior wall, if you can insulate the wall that should help, and/or put insulation around the pipe, they make some shaped for that purpose.  If a pipe does freeze, it's best to get to it right away (before it bursts) and wrap hot wet cloths around the frozen area, to get the water to start moving.  And yes, the very tiny drip will work, should only need it during severe cold.

@Jim Adrian, most likely the adjacent lot does not meet buildable standards.  @Cheng Bin Zhang, I suggest you try to get approval for a full unit, it will add a lot more value to the property, because it can be legally rented out to anyone.

So based on what I've read above and elsewhere, for Massachusetts, it's best to use both Smartmove ($35) (or similar service) plus CORI ($25 or $0 if indigent, but maybe not a good idea to rent to such) for each adult, and for the owner to pay the costs.  Per the CORI website, only the applicant can request their own CORI; it can be done online, but I have no idea how long it takes to get the results.  Are folks getting CORI's and do you have details of how the process works?

Hi Cheng, I think the ADU is what is commonly referred to as an in-law unit? I believe such units cannot have a kitchen. If you want a fully independent unit with kitchen, the process would be more challenging. I haven't built one yet, but we're considering putting a unit in the basement, so I started looking into it. One of the biggerpockets people gave me the name of an attorney (Daniel McDevitt) and architect (Tim Johnson) who are experienced in the process. I haven't yet been in contact with them. I have their phone numbers, if you send me a message I will send them to you (I can't post them on the forum).

@andrew beaver - the NACA program is notorious for slow and bad service, according to what I've read by googling on the internet. I would suggest looking into the Massachusetts OneMortgage and the MassHousing loan (two different programs for first time buyers).

@Luis Garcia - maybe you could contact the local city housing inspection department to have the conditions documented and/or repaired.  If not repaired the documentation might help you terminate the lease.  Also mail certified letter to the owner.  Just my suggestions, I don't have personal experience on this.

@andrew beaver - are you planning to owner-occupy? I believe that the NACA loan is only for owner-occupants and that's a permanent requirement -- if you move out you have to pay off the loan.
