@Adam Nash  I'm a realtor myself and majority of my clients are referred to me by a family member, friend or previous client....

Take your time and find a realtor that is 100% devoted to you and knows exactly what you're looking for and will do anything to get the deal done for your best interest! We do dual agency but it's fairly uncommon here. Like you said it gets pretty tough when you're representing both parties. And each client wants to feel protected and confident in their realtor.

My parents used to work at Kapalua Bay Hotel too. Great place! Missed by many. It's now the Montage at Kapalua Bay. I'm closing my biggest sale to date at the Montage next week for $4.6 million. Very Excited!

Our 1st investment is a Single family home with 2 attached Ohana units. 3bed/1bath main home with 2 bed/1 bath attached ohana and 2 bed/1 bath Ohana. Positive Cash flow! ;) 

Where do you own in Kihei?? We lived there for a year. Wasn't a fan, much different feel as compared to west maui. All the best! Ciara

I've been flipping houses in Honolulu for 13 years. I think you'll love it, and I'm sure you've already discovered that there's a huge difference between being a realtor and being an investor. Realtors are a dime a dozen in Hawaii, and in my opinion its a tough way to make a living. Conversely, if you flip 2 houses a year here, you'll make at least $150k pre tax.

My initial advice would be to steer clear of the red-light thinkers. There are many here in Hawaii who would tell you that its too difficult to invest here. If you ignore that crowd, you can do well here. I've got 7 deals going on Oahu at the moment, and I'm pretty picky - I choose a deal like I choose a wife, so I walk away from most deals that cross my desk.

I haven't done anything on Maui yet, but you've got high price points driven by high demand, somewhat similar to Oahu.

Real estate has been great I enjoy it! However, I need more tax shelters as I become more successful. 

Yes, there are certain exclusive neighborhood in maui similar to Oahu. I sell mostly in Kapalua the resort area on the west side of Maui. I'm sure I will reach out to you for advice as I get going!
