I'd say north of interstate 59/20 and West of I65 (and few on east), Lots of zip codes to list here, I will list some cities that you can google Bessemer (top on my list), Midfield, Fairfield Hueytown, Center point. Adamsville, Pleasant Grove. Hope this helps

Check out Kansas City, i've had plenty of OOS investors use the BRRRR strategy with success. Really most midwest cities like Cleveland, Pittsburgh, Detroit, Minneapolis, and St. Louis are areas to consider. As others have said it will be hard to do this alone OOS, so build up your team before worrying about properties. Find a city that you would consider and start talking to PM's, contractors, and agents. Based off how these meetings go and your level of comfort with them you can either move on to others or move forward. Then it's time to start considering properties. If you ever want have a talk about the KC market feel free to reach out, i'm more than happy to give some insight.
