As you probably know, our market is weird here. Apartment buildings are just as out of whack as houses in Los Angeles. Cap rates of 3 or 4%. And huge negatives with real world operating expenses, unless 50% is put down.

I can see the coop l/o working well here during this portion of the cycle in certain areas. The inland empire and areas of Orange County already. LA is definitely next to really drop. My guess is the Valley first.

I think that's were many people's opinion's are changing.

The consensus for some has been leaning towards: "America 'was' the greatest country on earth."

Many want to leave now. The election will be interesting in that respect, too.

Most bleeding heart nationalists would simply say: "Then get the hell out." And it feels like many who were on the fence are starting to think: "Yeah, I'm working on getting the hell out"

Me, I'm just here for the chicks and the real estate :)

I on the other hand really enjoyed the movie Religulous. I think everyone should see it. That Bill Maher is a hoot.

Let me see if I have this:

The owner LOs (lease options) his own property from the master tenant buyer (me the investor) how does that work?

Then I assign the owner's lease option to a final TB...? I am lost :)

Does original owner deed the property to me, then I L/O it back to him, and then find the final TB so the original owner can assign his L/O over to the final tb. . . : |

Great observation Jeff. I've been participating in some of the toxicity myself. There is no reason for it, save for the drama adrenaline rush. There are better ways to get that. I've been waiting for the opportunities we're about to have over the next few years for a while now. I don't think the bailout is going to get rid of those opportunities.

I called a rent to own the other day and it was an investor doing this exact same thing. It still sounded a little different than a sandwich lease option. But I don't see how it could be, else he'd be acting as an unlicensed broker. He said he'd walk me though a deal or two for a 50/50 split... To be continued.

I was just investigating that area. Is it fee simple or on leased land?
Did you investigate doing a "rent to own" or seller financing type of deal?

Feel free to PM me with the information. If you have some sort of auto emailer thingy that sends out mls listings I can PM you my email address too. Echo Park, Silverlake and such, are great. But they still seemed high, too, last time I looked. If the sellers are motivated enough that they'd consider a terms deal (seller financing), then maybe the inflated prices can still work. Other wise if we did a conventional purchase, I am guessing they'd have to come down a bit for it to make sense on my end.
