I have had nothing but problems utilizing their system.  I would stay far away from it.  Every step of the way it is complicated, counter intuitive, and time consuming.  It is very difficult to navigate.  I can't speak to the accuracy of their skip traced numbers, but it sounds like that's not good either.  I've used Propstream and Reonomy.  While Reonomy is not comparable as it's for commercial properties, Propstream is.  Both are much easier to navigate.  There is a learning curve for each, but nothing like the hours spent attempting to work with dealmachine.  Their only customer service is through chat.  Unfortunately, if you ask more than one question, they only answer one, and it's typically not an answer to any of the questions you asked.  If it could do it what it claims to do in a more streamlined and organized fashion, it could be decent.  Unfortunately, it is not.

I'm curious what the solution is? I hate using facebook, but I'm getting some of my tenants there. How can a VA be used to manage the advertisement and rental inquiries. No need to waste my time constantly replying to, "Is this still available?" as well as interacting until the appointment is scheduled and confirmed.

I am converting a duplex from oil to gas in Allentown.  I will need a contractor to hook up to the soon to be installed gas lines from UGI as well as install new boilers.

 @Justin Kelso, What are your criteria?  Price point, for instance, will dictate which areas of Philly you'll end up in.  I've been investing in Philly for about ten years.  The appreciation has been great, but that's been the story most places.  While crime is a problem, it doesn't hurt the demand rentals.  The new laws city council keeps coming out with are something to be wary of as they are all anti-landlord.  Proper screening and keeping a positive relationship with your tenants is of the utmost importance.

Apologies for the delayed response. Since my original post, I've bought three multi families in Rutland, all off the MLS. I have some leads on off market properties that don't fit my parameters if you are interested in them. How's your house hack going? With regard to getting to know Rutland, I mapped out the rough, in between, and nice areas that I'd be happy to share with you.

What are the policies like regarding landlords and tenants?  I'm currently invested in a heavily tenant friendly city that has created enough regulation for me to look elsewhere.  @Brian Budrow, I love hearing about the positive direction Rutland is going in addition to all the fun outdoor activities.  I plan on purchasing multi-family and possibly using one of the units for myself.
