@Wayne Brooks What would you do in this situation. Would you buy title insurance with LOC purchase or no?

Same question for anyone else who replies. What would you do?

If I purchase a home with a line of credit and plan on doing a BRRRR, do I need to purchase title insurance when I purchase the house, or should I not buy title insurance because I will have to buy title insurance when I refinance? Is it necessary to buy title insurance twice for the BRRRR method using a line of credit?

Can you recommend a real estate agent book for someone exploring the possibility of becoming a real estate agent? I'm curious about what the career is like and if it's doable as a part-time job while I keep my W-2.

@David Kelly I think I would rather be put on the title after the mortgage has been secured in someone else’s name. Are there any issues with this? How long would I have to wait to put my name on the title?

@Wayne Brooks How long do I have to wait to put my name on the title after the loan has started in the other persons name? Is there a certain amount of time I have to wait?

@Wayne Brooks So, I can be added to the title, but the loan will be completely in someone else's name? Would that mean on paper that I am half owner of the house, but not technically in debt because the loan would not be in my name?@Caroline Gerardo 

Can I be added to an existing conventional mortgage on a primary residence? For example, say I own 50% of a home, but my name is not on the title or mortgage. It's all in another person's name. Can I be added to the title and the Fannie Mae/Freddie Mac mortgage loan at a later date? Can someone please explain how I can do this if it's possible? 

Considering the increased rates for Fannie Mae & Freddie Mac conventional investment property 30-year loans, is it still cheaper to get a conventional loan vs a commercial loan? What are some pros and cons?

What rates are you seeing for conventional Fannie Mae or Freddie Mac investment property loans? I know on March 10th, 2021 rates have increased for these types of loans because of the 7% cap. What rates are you experiencing?
