Single-family residence buy & hold investment.

Purchase price: $219,000
Cash invested: $132,000

- put 50% down and about another $16k in some cosmetic renovations
- monthly payment is $975, and rents for $1800/month

- 50% down, 50% bank financed

- cosmetic rehab (floors, paint, light fixtures, etc.)

Yes you can still find some properties in that price range. I would suggest looking in Center Point, Fultondale, Roebuck, East Lake, or Ensley. I would say most of these areas are going to be a C class type area. Probably won't see any huge appreciation, but depending on your financing could make some decent cashflow.

I would say Birmingham and Huntsville are both great areas. I'm not as familiar with Mobile or Montgomery. Feel free to reach out if you want to talk more specifically about the Birmingham sub markets.

It's still possible in Birmingham, just have to be patient and may not get 100% of money back out
