Can anyone recommend a good CPA on the mainline in the suburbs of Philadelphia?

Out of curiosity, what makes a title company "investor friendly"? It was my understanding that title co's are regulated by the state so they are all pretty much the same.

Thanks very much. How does it work in terms of actually hiring an agent and who gets fees? Do I need to sign paperwork and then any properties they show me become their fee? What do I do if I find a property on my own?

I will be investing in real estate soon in the Philadelphia metro area. I will be looking to hire a real estate agent to assist in my buying process. Can anyone offer any advice or do's and don'ts for a first timer? What should I look for in an agent? How should I find one? What is the process (paperwork, etc)? What questions should I ask? Thanks!

Thanks.  So let's say I buy a home tomorrow with 20% down and a 4% mortgage.  Do you think if I buy all cash and then take 80% of my money out afterward I will still get a loan at 4%?  In other words, equal terms?

In theory, the two should be the same from the viewpoint of a bank. But I am just conscious that banks may take a view on "taking money out" in Scenario 2 and penalize you with a higher rate.

I am fortunate to have enough cash in the bank to buy a home all cash.  I am trying to determine whether it is more favorable to (i) get a mortgage up front at the time of purchase or (ii) buy the home all cash and then refinance.  Are there pros or cons?  Is it more expensive (interest rate) one way or another? Thanks

I would like to pose a question to those who are experienced with residential real estate financing. If you are fortunate enough to have cash, you have two financing options: 1) Get traditional mortgage at time of home purchase 2) Buy home with all cash, and subsequently get bank financing to take out equity All else equal, will you get the same financing terms from a bank in these two scenarios? Or is there some advantage to getting the financing up front? (Do banks offer better or worse terms?)
