Hey Carlos there are a lot of reasons when choosing to use HML.

Here are 4 scenarios where hard money can make sense:

1. Purchasing a property that needs significant work and will be used as a rental or flip. Most conventional lenders will not lend on a property that is uninhabitable

2. Cross collateralizing other investment properties so you can buy with little of your own cash.

3. In markets where conventional lending is tight and the deal is very good

4. If credit would prohibit the buyer from traditional lending but they have cash reserves.

Good Morning Aarielle, 

All of these responses have been great, another reason for using Hard Money would be if the person in question does have stellar credit. Some HML will use past experience and cash reserves in place of a credit score. FlipCo Financial will not pull credit to underwrite a loan.

The Lender "working with you " will based be off your experience, your credit score (if applicable), and your cash reserves. Most hard money lenders will provide you an initial range of terms range based off those three things.

I'd look for a lender that gives you the same terms from the start, not a range. Unfortunately, that range can vary based off those three factors I mentioned earlier.  

FlipCo Financial will not pull your credit and will keep your points and interest rate consistent no matter what. Any manipulation to the deal will potentially be the money you put down up front.
