Is it legally OK to contact the tenants to discuss their reports? I did notice some medical collections that came up.

Chris Herbert Anthony Chavez he is currently deployed but they have been told that they are guaranteed to not be relocated for another 3 to 5 years. He is in the Army National Guard. She is also a stay at home mom and is originally from the area. They are wanting to move in because they have a son starting school and want to get him started in the elementary schools here. Appreciate all the advice guys!

Thanks for the information everyone.  they do make a household income of more then 3x's the rent so were good there.  Previous landlord also said he wishes he still had them in the house.

I have decided to go with a military family to move into my first rental property. Everything went good with the showing and also looks very good on paper.  I have ran the TansUnion Smart Move checks on them and i received resident scores between 710 and 730 for both. No criminal or eviction backgrounds on either. One has 4 credit card late fees back in 2013 but that is it. Are these resident scores pretty good?  Also talked to last landlord and never had any late payments and left the house in perfect condition. I'm not sure what a good resident score is going off of Smart move.

Thanks @John Suralik and @Nathan Miller.  these are the guidelines i have been following.  what if i looked up the past address on google maps and noticed that one was kinda in a run down area that is not kept up and the other is in a nice neighborhood and well kept.  Is this a way i could see how a tenant takes care of a property?

I could use some help here guys!

My house has been on the market for 4 days now. i have had a ton of phone calls and multiple people come by that qualify and would be great. one couple i am talking to has a husband that is in the military. They are wondering if i could let them sign a lease starting in June but not move in until August, but pay half the rent for June and July. 

I told them if i went with them i would have to bump the rent up to 1200/month and they said that was OK.  All i have got from them is an application and everything looks perfect.

Well I found out the husband is in the national guard. They are guaranteed to be in this location for more then a year.

On another hand i have a single lady with a cat that is really interested.  with a single lady i am worried she would not take care of the yard on the property being a corner lot that's pretty good size.  Being in the military is real appealing to me.  if credit checks were to look perfect for both parties who would you likely to pick?

what should i do about this?  should i even be looking into this?  should i consider it and bump the price up from 1150/ month to 1200/ month to make up for the lost amount.

I have not done a background check yet with these people.
