Hey guys and gals, I'm currently smack bang in the middle of a flip here in Dallas and my plumber that came recommended keeps bailing on me and never showing up after agreed start dates ect. I have had it with him and need a recommendation from Dallas based rehabbers for a good reliable plumber if there is such a thing. Thanks in advance and have a great weekend

Thanks guys that's well below what I have been quoted so my initial thoughts seem to have rung true. I have two more quotes on the way so will be interesting to see if there's much difference.

Hey BP Family, Just trying to gauge what other Rehabbers specifically in the Dallas area are generally paying per sqft for paint and patch? I understand its very dependent on your contractors and subcontractors and also your track record but before I get on the phone and tell my painter he must be dreaming I wanted to do some research on general prices people are paying. Thanks

congrats mate looks fantastic, great design concept that looks fresh and modern. I also like your advice on overthinking! I do it daily and need to stop! Going to read that book stat! keep it up @Dan Beaulieu looking forward to your next success story, and Hopefully I will have one also!.

I would batten out the LVL to hide the bolt heads. Fix some timber either by screwing or nailing onto the lvl this should fix the problem.
