What would you recommend as a targeted cash flow for a 55+ property in the New York/Tri-State area? Would you treat it the same in your analysis or look to see that a certain percentage higher given there could be longer pockets of time without a tenant? Would you avoid all together?

I am interested in investing in single/multi-family rental properties in Lower Westchester County (NY). Anyone have an experience/ advice they can share in towns like Pleasantville, Portchester, Tarrytown or White Plains? I am vaguely familiar with these towns though hoping to learn more. Any areas to avoid?
