@Odie Ayaga those were things I was meaning. I totally meant private money lender not personal, got my verbiage just a little confused. And that's great insight thank you! I'm still very new to all this. That's why I asked the question. Thank you for letting me know! Is there a situation to use PML and a Hard Money Lender that would work out?

I'm wanting to jump in. Get a flip funded. Don't have a property under contract or anything but wondering what all of your thoughts are on getting funding. I've been talking to personal money lenders and one in particular is saying 100% purchase price with 10% interest only payments for a year term with 1 point first position. I'm thinking about going to a Hard money lender for the rehab costs? Any and all help would be greatly appreciated!

My goal this year is get my first flip done and acquire a Buy and hold as well. I have some of my team already in place, a great agent, an award winning designer who will also serve as a project manager, and a contractor. Now Just looking into Lenders, Hard money, private money, or partners. Really up for anything! I'm wanting to get my start with flips then move into either brrrr or simple buy and holds with little work needed for them.

Hey everyone! I've been signed up for this site for almost a year, but haven't done anything with it. I'm a commercial and Film video editor by trade. I've recently been bitten by the bug again and have already read through "How to Invest in Real Estate" and am currently reading "Investing in Real Estate with No (and low) Money Down" I'm looking to get into rental properties and possibly start out with some house flipping. Being completely new to this I'm trying to soak up everything like a sponge. I've got a Real Estate Agent, well a couple, I've got a project manager/Designer pretty lined up. I'm looking more for investors or partners to work with. I'm wanting to grow a portfolio of rental properties to help with getting my wife to not have to work full time. Ultimately both of us not working full time.

Can't wait to get to know you guys!

@Salvatore Lentini trying to figure out the funding
