I'd agree with most of the comments here suggesting that house-hacking is a great first step into REI!
Knowing your strategy, I'd consider reaching out to an investor-friendly agent in your desired market. Give them your Crystal Clear Criteria (Investment Strategy, Property Type, Budget, Property Class/Condition, Etc..). Then if you don't have a lender yet, I'd ask your agent who they recommend. Try not to take a ton of you agent's time until you have the funding lined up! 

From there you can start analyzing properties your agent is sending you from the MLS and when funding is approved, start making offers! You are right, there will always be more to learn, but it is best to get started and ask questions! I don't have a ton of recommendations for finding partners, but I thought I'd share some insight on the other steps!

Hey Taylor! Welcome! Those mental road blocks are real and it is why so many investors get stuck and experience analysis paralysis. I currently only have 1 investment property, but I will tell you that I experienced a huge mindset shift after completing my first purchase. You can prepare, prepare, prepare and you will still make mistakes. But, once you make your first purchase, you will learn a ton and more importantly take on the identity of an investor. That identity piece is huge. Also, hanging out on BiggerPockets will help you realize that every single successful investor was once in your shoes. That means you can do it too!
