Contact @Stacy Lough with SOTO Properties. They may not service the area, if not she will know someone who will. Good luck!

Quote from @Travis Hosp:

Hello,

I am new to real estate investing and I am starting the initial research on how to go about acquiring my first rental.

First is financing a deal. I don't have a whole lot to put down but I do now make six figures in my current career and have extra money to start saving each month for whatever expense may come about. I also have access to a VA loan, have any of you leveraged the VA loan putting zero down? I know this is not ideal but I am sure there is a way to manage it especially If I can house hack a multi family building.

I am also open to any meetups in the STL area since that is my local market. I am open to investing out of state working with a good property manager. I have looked into REI Nation, they market really well for new investors but I am sure they have big fee's and a few horror stories. How have you guys gone about finding a trust worthy PM?

Again, I am new to all of this but very dedicated to learn/be mentored to get my feet wet and build a portfolio over time. I am also open to looking at commercial investments such as storage units or flex space; but that could be further down the road and require much more capital.

Thanks for taking the time to read and respond! Looking forward to getting to know some of you.

A VA loan on a 2-4 unit with no money down is a great way to start! Below are a couple of local real estate events. I'm local in St. Louis, would be happy to connect or meet up.

Hi Adrian. I will DM you a contact. Not sure if he will be willing to do what you're looking for but worse case scenario he should have a good referral for you.

Thank you @Matt Quinn! Yes please send me the contact details for your attorney. My realtor is also exploring options with their legal team, but extra insight is always appreciated.

Hi!

If there are any recommendations for attorneys that specialize in Real Estate Law in the STL area, please send them my way!

I am on the buy-side of a transaction with a seller that did not perform and is in breach of contract.  Need to take them to court to gain possession and recuperate funds invested into the transaction thus far.

Please let me know who you suggest!

Thank you in advance

Lauren

I'm in St. Louis as well. I've used a real estate attorney a few times but he is located in Springfield, MO. He does good work from my experience. Would be happy to connect you, if you're interested. I haven't come across a good real estate attorney in STL, I'm sure one exists I'm just not aware of one. If you do come across a good one, I would like to connect with them.

Quote from @Moises R.:

Hi, my goal is to access the equity in the rental property. It's a duplex. It's paid off. I have it in a separate LLC. I would estimate it's value at 130-160k. I don't want a loan larger than 100k.

Most lenders have a minimum of 150k for their DSCR products. Any suggestions if i want to do a smaller amount? I'm in St Louis, MO. Thank you!

I'm a local lender in St. Louis. We have a DSCR product with a $100k minimum loan amount. The rates are competitive. Would be happy to connect and run the numbers if you're still looking.
