The listing would stay with the firm or the firm would have to be in agreement to cancel the exclusive and let you take the client with you

I think Rick Klingenstein is in with Jerry.  If he is so confident then he should show his results instead of promoting it without making his own commitment.  This is the bad side of real estate investing, the "gurus" are making the money of the people that are desperate to get into investing.

Hi Everyone, I am just starting as a real estate investor but have been a real estate appraiser for several years.  Does anybody have any good advice for finding and choosing contractors and how to negotiate costs?  I don't have enough experiencing in home renovations to do it myself or in a craftsmanship way.  I know enough to do stuff at home but that is all well thought out and I don't have a deadline to meet.
