Just an FYI, I have cashed out refi in San Antonio multiple times. You shouldn't have any problems doing that. The trick in Texas is that the loan will always be considered a home equity loan to the bank from there on out. Doesn't really mean much to you though as you will be able to pull cash out of it whenever there is enough equity in the property.

@Kim Meredith Hampton ok that's what I wasn't sure about. I was thinking if I went the addendum route and changed the end date by a year the tenants would then be immediately under contract with the new terms when they signed. However by having them sign a new lease with a future effective start date I was worried that wouldn't protect me if they decided to move out some time between now and then since the new lease hadn't gone into effect yet.

My first two properties are coming up on the end of their initial 1 year lease date. Thankfully both tenants have turned in their 60 day notice indicating they wish to renew for another year. After researching lease addendum's vs signing a new lease I believe I would rather sign a new lease to allow me a chance to improve upon my existing lease. My question is when do we sign the new lease seeing as there are 60 days left in their current lease?

John R. Hernandez i rarely see the spreads in the new western deals but I'm interested in your construction contacts. I have 2 rehabs that will start later this month that I would like to compare prices to my subs.

@Kenneth McKeown Just curious, how did you come across this "deal"?

I believe the limit is 10. I'm only at 3 so I haven't quite run into that issue yet.
