This rent ready house is ready to cashflow today. It’s a small house at 888 square feet, yet a 3/1, so we believe it will be best suited for a rental. It has a new HVAC and a brand new washer and dryer. 

Truly, you could put a tenant in immediately and start cash flowing it with $800-900 a month rent, while waiting for the neighborhood to appreciate. We are just now starting to see renovated houses in the $175k range, so it’s easy to anticipate the market moving positively in the next few years.

Location, Location, Location. 3 block walk to the heart of East Atlanta Village and in the top ranked Burgess Peterson School district. East Side is one of EAV’s premiere streets with new construction sales in the $700’s. Lots of options on this one. At 888’ current square ft you can go back, go up, maybe even a modern new build. 

They are plenty of strong comps to support any expansion option. None of the comparables are more walkable than this home at just 3 blocks off the village!

There are plenty of comps to support this, however, you can take comfort knowing that the as-is comps have been the same price, but the houses have been significantly smaller, along with a double sized lot for an added bonus.

No addition needed here.

Rehab estimate at $100k should be more than enough to make this pillar home for the early spring market in this booming neighborhood.

This 17k sqft corner lot is primed for new construction. Your closest comp had just over 4k sqft and sold for $1.235mm, 9 days on market. It is surrounded by new construction. 

It does work as a flip. You'd need to add 250 sqft and do a high end finish. One recently sold at $610k, 1500 sqft on a worse lot. 0 days on market. Modern finishes have been doing well in this neighborhood.
