We set up an LLC and we are trying to decide if we should use the LLC as a holding company or use the LLC to conduct operations.

We are leaning to the operating company side. Thoughts?

@Anthony King My wife and I are investing in real estate in Perry/Canton areas and ask this all the time. How are people paying full price for all these properties and making numbers work?! Trying to start our off market campaign up because we keep offering and striking out because things are going for full asking in our area

Financial advisors that will steer you toward mutual funds or insurance policies are easy to find, but finding someone that understands real estate investing and how to build a plan for the future around it is a different story. 

Is there a title for this type of advisor?

If not and this type of future planning is truly a DIY venture... Are there resources at the top of anyone's list?

I purchased an occupied duplex in January. Since then the tenants have paid rent on time and have been easy to work with. However there is some deferred maintenance that that came up in the inspection that the seller opted to knock down the purchase price instead of fixing himself.

The item in question is a bathroom that has significant water damage. What is the best way to go about making these repairs while the unit is occupied?

Considerations

* I am not a professional, but I would like to do the repairs myself.

** This is the only bathroom in the unit, so I would be shutting things down for the duration of the project.

*** Single male tenant.
