I recently had the pleasure of meeting @dandesveaux in Sarnia and he walked me through the city and his properties. It was very interesting and eye opening - I hadn't considered investing in Sarnia until then - but now I find the market very attractive. There certainly are lots of Cashflowing properties in addition to potential flips and BRRRR candidates. (Though if you're hoping for quick/easy appreciation - I don't think this is a good market for you)

Dan was willing to let me record our interaction - in the video he walked me through a couple of his flips and showed off some of his BRRRRs. (Great thing was on his flips, he actually shared his numbers to give me a better idea of what to expect - as I've never done a flip before). 

In general I think there's a lot of interesting stuff going on in Sarnia - and the downtown seems to be slowly revitalizing. In part due to local businesses like the craft brewery Refined Fool - If you're in Sarnia - I highly recommend checking them out - great variety of beers. 

Sarnia is high on my list of markets to learn more about.

I just wanted to post a before & after video of the front unit of my duplex in London Ontario. I got Possession in early July, I did a fair bit of the renovations myself, but did hire out aspects (like electrical and drywall). I likely spent about 80hrs working ont he front unit, and another 70 on the back. Main focus was - adding a dishwasher to the kitchen and in unit laundry, as well as replacing the flooring and repainting the unit top to bottom. (Overall the property was in decent condition, it had just been cosmetically neglected for about 15 years and the previous tenants were hard on the property)

This is the first property I've BRRRR'd in a short time period (same year).

I purchased the property for 110K (132K asking) and spent just under 11K total in renovations. (Renovating both units) and was able to increase the gross rents by $450/mo (1100 vs 1550) and had the bank (BNS) reappraise it for $150K - so I was able to BRRRR this property with my only investment (after refinance) being my holding and closing costs (amounting to under 5K). Now if I could only find properties like this on a more consistent basis.

Hi Grande Prairie BiggerPockets members - just thought I'd post a note seeing if anyone would be interested in showing me around your city? I'm currently on a road-trip with my father (having left from London On) to Grande Prairie (as part of one of my dad's bucket list trips) and thought I'd see if anyone was willing to show me around? I'll be in the area from the 23-25th of September - I'd love to learn about your market (and if your willing document it for my YouTube Channel) - and/or if you could recommend a good real estate agent that would be willing to show me a handful of properties - that'd be awesome. 

More likely than not - I'm a tire kicker in your market - but I'd love to learn about it- and who knows, if your market can compete with the roi/cashflow I'm used to in London than I'd be tempted to do more than kick tires. Or even just meet up and have a couple pints and learn how your market differs from those I'm familiar with.
