Post: Wireless Security Camera recommendations?

We have a 14 unit garden style complex and want to put up some wifi cameras for security purposes. There is a maintenance room with a frosted glass window facing the interior and we could put a modem there with ample range to reach the spots we need covered.

Not looking to spend thousands of $$. Thinking about Blink, Wyze or similar.

Would love your recommendations and experiences! Thanks!!

Rob - what did you decide on? Also, how big is your property? I am looking for recommendations on a wireless security camera system for a small multi family. Would love to hear what you picked and how it's working out.

@Sakib J. - All the valuations have gone up like crazy and in neighboring counties too. I’ve been using Saegert Law for my appeals for several years now and he does a great job. He actually worked for Harris County Appraisal district and knows the laws/regulations inside out. also, he’s a lot cheaper than O’Connor & Assoc.! www.saegert law.com

Would love your ideas on new tenant welcome baskets! And ideally in the $25 range or so to not break the bank. These are $800/mo range rents.

I’m acquiring a small multi-family complex and looking to add others. What do you folks use and commend for management software? (Lease mgt, applications & background checks, payments, etc..) What’s the most cost effective app?

Post: Brokers fees on Multi-Family - who pays?

Newbie here so apologies if this is too basic. I am looking at a small multi-family property and the numbers forwarded to me have the buyer (potentially me!) paying my broker's fee. I am in Texas and at least in single-family, the seller pays all broker fees.

What is the norm in multi-family? Does seller usually pay all or is it very common to split broker fees, e.g. seller pays his broker, buyer pays his broker? Can those be rolled into closing costs/mortgage?

Would welcome your feedback and experiences.

Post: How to renovate/turn Multi-Family while occupied?

I’m looking at acquiring a 16 unit multi family complex. Overall it’s in decent condition but does need some light renovations. For instance the interiors have outdated wood paneling that should be replaced with sheetrock. Counters could use an update as well.

How have others done this while the units are occupied? Would love suggestions, best practices, how you have done it.
