I think a group would be great. I own a real estate company in Jacksonville 32225 and our primary focus is property management. I received my real estate license in 2004 and have worked in real estate & property management for the past 15 years. I'm intersted in meeting. Take care, Matt MacDonald

Leah, I've worked in property management & real estate for 15 years in Jacksonville FL. Just my opinion where I'm at in Jacksonville is a good market. We have 2 Navy bases & a Coast Guard base close to us. Also, CSX & the Mayo Clinic are here & there's also some other big companies here. People can still get a good home around here for under $250,000.00. Matt MacDonald, Lic, Real Estate Broker 

Keleisha, I've worked in property management & real estate for 15 years in Jacksonville FL. I think Jacksonville's a good area. My office is close to 2 Navy bases & a Coast Guard base. Also, the Mayo Clinic & CSX are here & some other big companies. Where I'm at people can still get a good home for under $250,000.00. Matt MacDonald, Lic, Real Estate Broker

Chris, I've worked in pm for 15 years in Florida. A good source of Landlord/Tenant do's & dont's for us are given by some attorneys in FL when they offer Landlord/Tenant courses. Texas may have these courses as well. Also, Google can give you some good info as well. You may also want to look for a attorney that has a lot of Landlord/Tenant experience & reach out to them from time to time. Better to check with them first if there's a big issue with a Tenant. Some attorneys will give you answers for free if you use them for evictions, etc. Take care, Matt MacDonald, Lic, FL real estate broker 

I've used a few. Easy to use would be Appfolio. Most functions Yardi. Propertyware was OK. I've done some research on Buildium & this one looks good as well. Youtube has some good demos on pm software.

I like Jacksonville, because where I'm at they have 2 Navy bases & a Coast Guard base close to my location. Also, Jacksonville has the Mayo Clinic, CSX, and some other big companies. I also like Jacksonville, because the prices seem pretty reasonable to me. Around my area you can get a good home for less than $250,000.00. Gerardo, there's a good website called evict.com. The attorney for the site may give you a copy of a property management agreement for FL. He used to give forms & agreements to people. I've taken a few CE courses with him he knows a lot about Landlord/Tenant law.

A lot of people come for the beaches. Downtown has some sites as well. I've lived in Jacksonville for over 20 years & I've worked in property management & real estate for over 15 years & I'm a licensed real estate broker so if you have any questions please feel free to reach out to me. 

If you can break even or even make a few dollars monthly I would say you are doing well, because I remember the days when some investors could not cover their expenses with the rental income. I remember working with owners from about 2007 to 2012 & some of them were losing $100.00 to $400.00 per month. If you can break even or make just a small amount & hold the property over time & pay down the loan & if the market appreciates over time you could do well. This is just big picture thinking without looking at how much you put down, etc.

I've lived in Jacksonville for over 20 years & I've worked in property management for 15 years & I've had rental property as well. I'm also a licensed Florida real estate broker. This is just my opinion, but I like 32225, 32246, 32223, 32277, 32224 & there are some newer homes in 32218.
