If I am working to build my team in a market that is 3 hours outside of my native market, is it essential that absolutely ALL of my team members be located in that market? For example, should I focus on looking for attorneys, mortgage brokers/lenders, accountants, and insurance agents within the market I am looking to invest, or would it be more wise to keep them closer to my home? I appreciate any and all responses.

I'm looking at buying three four plexes and am confused about my financing options. Would I have to buy them all separately or could I do it with a package loan? I appreciate any responses

I've been looking at an offering memorandum for a property and am having trouble understanding what these unit mixes are. More specifically, what do the "NP" and "U" letters mean? Any response is greatly appreciated!

thanks for the responses @Curtis Bidwell  @Russell Holmes

I have no real prior knowledge to commercial real estate financing, so I apologize if this is a newbie question, but through what methods is a balloon payment made on a commercial loan? If I buy a multifamily apartment building with 15 year balloon debt, am I expected to refinance to pay the loan? Sell the property? Get a new loan to pay off the old one?
