Post: What is the WORST thing a tenant has done to your property?

Someone got stabbed in the face at one of my rentals on New Years Eve a few years ago.  I didn't hear about it until March when I got a letter from the police :(  By that time the guy who did the stabbing (grandson of my tenant) was already in prison.  They cost me around 10K in damages and lost rent by the time I finally got them out of there.  I heard from the neighbors after they moved out that they had anywhere between 10 and 15 people living in the house (5 BR house, but still there were only 3 adults and 2 minors on the lease).  They said that just before I would arrive there would be a "mass exodus" of people who would leave and go hang out at the neighborhood park and then about 15 minutes after I would leave they would slowly trickle back into the house.  Why didn't they tell me at the time so I could do something about it?

facebook allows free payments through messanger if you connect it to a bank account.  I setup a fb landlord account and only use it for this specific purpose.
