@Marcus Auerbach extremely helpful. Didn't appreciate it would have to be that many doors multi-family vs higher value single family.

I'm a solid $400k/yr job in NYC and have $250k to begin investing as my first step into building a portfolio, although I don't have time to be a landlord so I have to account for management fees.  My endgame is to end up with $300k/yr in post-mortgage income in 20 years based on investments I make now followed by continued investments over the next 10-15 years own. Because I need cashflow proceeds to start being withdrawn in 2 years and not today, I'm looking for how I can build up the empire with a larger portfolio with continued investments beyond the initial $250k now. 

My main concern is the interest rates being so high now as to whether what I'm hoping to achieve is really even possible. 

Any advice on starting out on this in the Houston or Katy market?
