Use an automated clearing house that allows you to freeze it if need-be. The cost is negligible compared to the utility provided by an ACH service, especially once you begin scaling up (nobody wants to hunt down envelopes of cash every month).

Hi, Michael!

The first thing I would suggest is finding out if your local association of Realtors has weekly luncheons or anything of that nature. These are great places to meet other licensed agents and to discuss buyer and seller needs that everyone has.

Every now and then, you'll meet someone with a buyer looking for exactly what your seller has. If not, they'll remember what your seller has and pass it on to their friends as well. It's a win-win for both the buyer and the seller, as packages like that are not necessarily the norm. Sometimes word of mouth is the most effective way to spread the word. Good luck finding a buyer!

Building on Omar's good advice, I would say it is more difficult to succeed in investing without a game plan in mind. All of the factors you decide on determine what you will be drawn towards.

Person to person, we all have different levels of risk aversion, time, etc. and that is going to determine a lot of things for you. As a younger person, for example, one might be more inclined to focus on the long-term game and holding assets or land for extended periods of time.

Either way, take some time to listen to the bigger pockets podcast and read through the forums, and see what jumps out at you and piques your interest. Good luck!!

McDougal Companies has a branch that is dedicated to SFR management, Masten Group as John mentioned, and I've heard good things about Minnix as well.
