If I tape a letter to a tenants door (for 30 day notice, or other important communication like "please do not store anything in basement during summer season") and photographing it on the door just far enough to be able to identify the house, does that hold legal ground?

The thing I realized is that big developers don't ever hold properties in their "famous name". They use their famous name for LOIs and contracts and PR but then at closing they drop it in a separate entity to cordon off any liability.

Just thought I would double check on this issue - Is "_____ REALTY" a bad name for a development company that then holds and manages the property? What are better suffixes - enterprises? development? properties?

I started managing my own properties (with a handyman's help) because the management companies I first hired were terrible. Plus I could use the extra money. The problem is now I sleep poorly. I often wake up with dreams of confrontations with my tenants. Is there anyway to get over this stress somehow? I really don't mind the work, and I don't feel stressed, but it's clearly affecting my subconscious/my sleep. Any suggestions?

If I record a mortgage with the county (private lender) and then we decide to increase the mortgage amount, do I have to record a whole new mortgage doc with the county? Or is there a way to replace the first page?

What if my DBA management company gets sued though? Would I be totally liable as the name behind the DBA?

Also what if the DBA is a locally registered DBA (Monroe County , NY) for an out-of-state LLC (Bergen County, NJ) - will I have issues with doing business in New York state?

Is it a bad idea to let a friend stay in a house that is newly renovated until there is a tenant? She seems reliable and has minimal furnishings. I would show the house almost everyday to prospective tenants. This would just be to have someone watching it at night. Would I use a vacation rental agreement doc?
