I think finding deals for investors you’re more of a Wholesaler or a Bird Dog and you should expect those types of fees.

If you can package that with your ability to Project Manage a rehab you are getting closer to that 50% profit split.

If you can bring a little bit of cash to the table, even better!

Use Thumbtack to find local contractors. They are rated and reviewed by past customers and you can communicate right in the app!

You might want to look at diy epoxy countertops and potentially refacing the cabinets and probably a new modern sink. That way you can leave everything in place and get a totally updated look.
