So I found a property that was recently purchased in my market and the buyer has a mortgage on property and listed it for rent. I contacted the owner and said he would be interested in selling. He paid to much for it to work for my criteria. My question is, is there a way I can structure a deal to where he keeps the mortgage but I can rent it out and we both make out? Thanks in advance

I have been given the opportunity to purchase my parents house since they are moving out. I am planning on living in the house for a while. The house does need some work but I can do it all myself. They agreed to sell it to me for 250k. Similar houses on the neighborhood sell for 350k fixed up but my parents house has q view of a lake while others that sold for 350k do not. They still owe about 130k. I can obtain normal financing like a FHA but the payments are looking to be about 1900 ish a month which is doable but high. I was trying to see if there was some creative way to make this happen to not have such high payments and so it works out for both parties. Thank you in advance.

as I am analyzing houses to buy in cash, fix up and then rent out to use the brrrr method I get the first part of the numbers ran to find the roi is about 10%. But when I go further to find out how much I'm making after i take my cash back I'd only be making about 2k a year. I understand that essentially the house would be free and I am still making money after all expenses are paid but is that worth it? Just curious to see what other people are typically seeing number wise or if there is a general rule of thumb to how much is worthwhile after cash out refi. Thanks in advance.
