Hi Everyone,

I currently have 3 rentals in the downtown Naperville area right next to the train station and not too far from Edwards hospital. I am thinking about making them into medium term rentals. I know Naperville has a ban on short term rentals, but is good with medium (for now). I was wondering if there is anyone with any experience or advice on doing this?

Thank you!

Quote from @Prat Sh:

Hi Matt,

I am a licensed realtor and have personally invested strictly in Naperville over last 15 years until 2018. But in the last 3 years, none of the properties in Naperville meet my investment criteria and I found much better value in surrounding areas - namely Bolingbrook, Aurora, Plainfield (Will county). The schools are still in Naperville (IPSD 203,204), but home prices are not as high. Also they all have same strong rental history.

Glad to discuss further if you have any questions and good luck !

Regards,

Prat

Congrats on your investments! I fortunately found my Naperville deals all off market. Love that you said Bolingbrook. I have a single family rental there as well and love that market. Thank you for the insight!

Quote from @PJ Cummings:

Hi Matt,

I live in Naperville and invest in Dupage County. Will be looking to acquire more properties in the future, but currently in "Savings Mode" for about another year until daycare costs go away :). Would be happy to connect and share experiences. Best of luck!

My son goes to daycare in Naperville so I unfortunately know the costs! Happy to connect in the future and help in any way!

Hey Everyone,

I was just wondering if anyone invests primarily in DuPage County? I currently have 4 properties in Naperville and am looking to expand and pick the brains of others who are looking to do the same. Thank you!
