@Devon Cornwall What do you mean by "get them to interact"?  

I think GnuCash is a great free accounting solution, and was fine when we only managed a couple properties, but after that we decided to go with Buildium, even though the accounting features were not as great the ability to tag transactions to properties and have everything integrated was a big plus.

You can make it work, you just have to evaluate whether the free software is worth the extra effort.

As an update to my use of Buildium -- I have moved all owner accounting to a separate accounting software (Gnucash) and operate Buildium as intended, from a PM perspective. 

This has been working really well and am happy with it.

@Dustin Schaefer Like Paul said it varies completely on how much snow you get -- but just wanted to add that I shopped around and Best Buds was the least expensive option I found.. that isn't always a good thing, you tend to get what you pay for, but we've had no problems in the last 2 years we've been contracting with them.

When delivering a 5 day in Madison, does "days" refer to calendar days or business days?

Price: $1,350,000. Gross income: $150,000. GRM is 8.97, which is low in relation to the sold comps, which average out to be 9.22.

This includes a 4 unit & a 12 unit that are right next to each other. They are at 4410 & 4414 Dwight Dr. The four unit has all 2 bedroom apartments & the twelve unit has all 1 bedroom apartments.

We replaced both roofs last year & we went top of the line with those. We've made improvements to several apartments this summer. East Towne mall is essentially across the street, and it is undergoing a huge renovation- they are adding a pub, a restaurant, new stores & a movie theater to the mall. The properties are in the Sandburg neighborhood, which has a community garden, some conservancy space & a splash pad.

There is room to raise the rent on several of the apartments.

Both buildings are on boiler heat & each building has 1 boiler, so landlord pays heat & water/sewer. Tenant pays electric. The 2 BRs have 2 off street parking spots & the 1 BRs have 1 off street parking spot.

Qualified buyers only, please. Seller is a licensed Realtor in the state of Wisconsin.

And another reason is they require 50% payment before any work starts, so because they can't accurately assess the bid before the tenant is out it is a liability for them to get a 50% payment on work that might end up costing more than they quoted... thats their reason anyway. I wouldn't mind paying 100% of the pre-move-out estimate, assuming you aren't going to uncover thousands of dollars in repairs behind someones dresser or something. They are protecting themselves, but to a degree that is costing us too much.
