@Steve Emling getting a HELOC out of an appreciated property is a great idea! Since I don't currently have a property, what do you think is the best way to finance?

@Paul Amegatcher that is exactly what I want to do. Live in the worse off side and rent out the other. Hopefully I learn a lot. Like most starters, financing is my biggest obstacle

Hey everyone!

My name is Matt and I am a 24 year old engineer living in Dayton, Ohio! Given that I am looking for a way to make my spare time constructive, build a side business, and want to invest, buying and holding seems like a great option. I am currently paying off my student loans, and will be for the next 2 years. In the meantime, I have commited myself to education and networking in order to ready myself for investing. After this grace period is over, I will likely use an FHA (considering I will have less money for a down payment) loan to house hack.

Because I would be living in one unit, my first property would likly be purchased in Dayton, but eventually, I would like to expand to Cincinnati and Columbus. 

If anyone is from around the area, I would love to hear your advice and experience!

@John Warren I have heard granite won't stand up as well because it stains easier. What is your experience?

I just finished BP podcast ep. 48 and the guest gave a lot of good advice, but one piece he gave that stuck out is that he buys durable materials that aren't just "trendy". They withstand the test of time financially and physically. In you experience, what kinds of materials have you used that match this description? Anything cosmetic, from flooring, cabinets, paint, countertops, etc. (Not looking for quartz and Brazilian hardwoods. The price of the duplex is $120k)
