Thank you for the feedback @ Jonathan. What about other cities/states? I heard Detroit just started strict tenant laws with yearly inspections, etc. Any other suggestions -- what about Detroit, MI?

I am kind of nervous as a first-time homebuyer and first-time investor investing out of state and looking at markets across the country. I am currently looking at Memphis and Detroit. I am not sure. Any helpful tip or feedback, please?
