@Becca Summers thanks for the encouragement! It's good to know somebody else thinks the same thing about Utah rentals.

@Chris Watkins That's funny, I was looking at listings in our area, and I was wondering if it was normal for there to be so few. It's true, housing is going up everywhere like crazy!
That is some solid advice. It's true, right now I really have nothing to lose, so it's time to go all in. It's good to see people of a similar background on here.

@Paul Timmins Thanks for the great advice! I'll look at those books, especially the one about estimating ReHab costs. Also, I like your idea of student housing, there are two large universities in my area and it's not uncommon to see 5 students in one apartment paying $300+ rent each.

@Michael S. Thanks for the advice! It's true, I've always found that the best information out there is available either for free or for a lot lower price than many "gurus" charge. I've been listening to podcasts, I think I listened to 5 yesterday, and they're great.
Also, thanks for pointing me to the book list, I'll look into it; I've been looking for some good books on real estate. Thank you as well for the "@" tip, I was able to mention you and Michael that way.

I'm new to real estate, but not new to entrepreneurship. I started my first business -repairing bikes- when I was eleven years old. I've always had an insane drive and work ethic and I can't understand how anybody wouldn't want to be an entrepreneur.
I'm particularly interested in doing real estate full time, I'm mainly interested in buying multi-family real estate, but I'd like to flip a few houses first in order to build my track record.
I've done a lot of online marketing and I have experience in google advertising, facebook advertising, bing advertising, SEO (a little bit), email marketing, web design, and more. I also know how to outsource tasks (such as data entry, graphic design, and web design) overseas for a small fraction of the price that one would pay in the United States. I'm looking forward to using these skills to give an extra edge to my real estate ventures.
I recently returned from France where I lived 2 years as a volunteer for my church. There I further improved on my work ethic as I worked 14 hours/day 7 days/week.
Since returning to the United States I've decided that real estate is the best business for me, as it is a business for which there will always be a market. I'm here on the forum to learn as much as possible.
I'm really looking forward to getting to know the great people on BiggerPockets!
