And wow, what made you decide to purchase out in Auburn instead of local? Is it in a student housing area? 
And yes, Decatur is amazing, this particular property is in downtown Decatur, so its in the primest of the prime for Decatur. My mom manages an apartment complex right down the street from our triplex, so it just worked out perfectly.

 Just has to be at least a year apart! (I think) I’m not an attorney by any means, so please make sure that is correct in your local area before listening to what I have to say, lol

Than one only can say congrats... still hard to believe... why an owner would sell it for less than 50% of value... the most expensive areas are mostly where mansions are located and or downtown areas... why would someone pay rent if the probably would be able to buy a nice house with the rent they pay?

 Yeah I hear that my friend! He got a new job in Florida and really wanted to move, and he was on the market for a long time, But didn’t sell because he listed the property incorrectly, so  he didn’t know the true value on the property. 
honestly, we just found a Good deal with a seller who was ready to be done with it.

 That actually sounds like a good idea, I’d essentially live there “rent free” while collecting a small amount of money. Thank you for the response! it’s going to be difficult to look for a house while being over a thousand miles away though. I could travel there if I needed to too. 

 I hear that man, yea that won’t be the easiest part, but I recommend you find an investor friendly agent in the area you want to move to! 
Show them a preapproval letter from a bank, and have them start looking for a property! 
I recommend finding an agent right here on BP id think this would be the easiest place to find a quality agent!

In my opinion, house hack the heck out of that property in TX. If you're going to go there and rent for a year to test the area and see if you like it, you may as well house hack. If you get an owner occupied loan for the house hack after a year you'll be allowed to move out and move somewhere else, rent out the unit you were living in and house hack your next property.
