What are standard terms and conditions when raising capital from investors for a real estate investment?  

- Who carries the personal guarantee on the debt?

- What is the standard GP / LP split?

- Are deals that are financed with 100% equity common?

- What is a standard management fee?

Fair point - but I will be partnering with someone who has good MF experience.

What are some of the better multi-family markets in Georgia and the Carolinas?  I live in Charlotte and would prefer a multi-family investment property that is within a 3-4 hour drive so I'm considering areas that include: Charlotte, Raleigh / Research Triangle, Charleston, and Atlanta.

Jonathan - thanks for the feedback.  I am just getting started and don't have any investments yet or a specific deal I'm looking at.  When I refer to "proprietary deal flow" I'm referring to off market opportunities sourced by directly contacting property owners.

I do have cash and will be putting together a small syndicate of investors. I'm looking to start small (2-5 units)

I am looking to buy my first multi-family property and want to know what's the best way to find good deals.  

Is looking online at sites like LoopNet sufficient?  Is proprietary deal flow the only way to find good deals?  What's the best path?
