You are correct,  which is another reason to look for a private lender or hard money.

You are 100% correct. That's exactly where having all the information on the lender, rent rolls and need repairs is mandatory.

Really primarily looking for any decent hard money or private money.  Short term loan, interest only would be preferred.

All of properties are still too new to refinance. I haven't had them long enough. But thanks for the recommendation I'll be doing that next year. 

Cassandra, a quad should be much easier to finance.  That's a non commercial property. There are many credit unions and small banks that will fund you anywhere from 90%-100% with no downpayment.  

Thank you gentlemen.  The 20% upfront is our 2nd biggest obstacle. The 7 unit we are looking at is fully occupied and cash flowing.  Any additional thoughts for coming up with those funds or another method of financing? We're talking a small loan under 300k.

My partner and I separately own a couple of SFRs as well as some small residential Multifamily homes. We are wanting to get into small commercial multifamily, but could use some assistance with financing. We are open to private money, hard money, and anything in between. We operate in the Southeast Alabama region of the US and would love to hear what others are doing especially when attempting to break into this Niche. Thanks for any advice or direction.
