Hello all,

Does anyone have experience investing in multi family properties in Rahway? Have you been able to achieve the 1% rule on rental income in these multi family properties? Is there a demand for multi family rental properties right now in this area? I am looking at undervalued properties in this area but my main concern is taxes. Any advice would be appreciated for Rahway investment potential or for Union County in general.

@Mike Bitette

Hi Mike,

I’m a local resident of New Jersey currently residing in Union county. I plan on purchasing my first property once I secure a full time job in public accounting after I finish up college next year. I’m looking to network with professionals in the area, and noticed you’re living in New Jersey.

I hope to start with securing my first home as a duplex and expanding from there. One thing that’s difficult about New Jersey is that property taxes seem to be very high, and it seems like a balancing act with appraisal value/ resale value and expense mitigation in trying to optimize rental income.

Does anyone have any advice in optimizing rental profit in New Jersey in multifamily homes?

@Chris Mason

Could you please explain this in more detail. Why would the FHA loan be thrown out?
