@Brent Paul very true about rental applications... my first house hack that I’m living in now I started renting it out in the winter and didn’t get it filled until April. Also never thought about the fact that someone good is gonna have their schedule filled... thanks man

Hey guys. I’m looking at houses to brrr in northeast pa. Being that winter is coming up fast, I’ve been wondering if a rehab would be too much of a pain for contractors in the winter. Or would it be an advantage in a way because other jobs would be slowing down? Basically I’m looking to read some member experiences with rehabbing houses in the winter months. Thanks !

@Mike McCarthy He didn’t mention an acute cause, he just showed me where the sewage leaves the building and what he was gonna do and it did the trick

@Matthew Paul haha! When the plumber came to the door first thing he did was introduce himself and go to shake my hand and I just looked at him and said “...you don’t wanna do that right now”

Hey everybody! This morning I woke up to the joyous image (and smell) of my basement drains puking sewer water into my basement... I live in a 4 unit and long story short let the tenants know, shut the water off, shop vacc’d as much water as I could and called roto rooter. In two hours the plumber was over working his magic and now all is well, for the most part.

What I am wondering is if I can forward the bill the one tenant that said he thinks his girlfriend poured two pans of grease down the drain last night. I asked a few friends and it seems obvious that it’s his fault but it’s not like I could prove it, we all share the same drain. I’m not sure what to do.

I jut figured I would reach out to all the cool experienced folks out there that have dealt with a similar situation and ask what they would do/ have done. (Or what they would have done different?)
