Weird question that will probably require a CPA but wanted to see what people had to say first. Through an LLC a partner and myself flipped a condo in Colorado this year. He lives in Colorado, but I do not. Since I'm an out of state investor what colorado state taxes should I be on the hook for? I'm aware of a 2% tax on the sale price for out of state investors... does that apply here, if so do I pay 2% on the whole sale price still or just 50% of it?

I recently moved to north Phoenix (5 months ago) with my wife and 2 dogs.  I have been researching and learning about investing now for a few years off and on.  I'm currently also going for my AZ real estate salesperson license to work part time at so I can develop a better knowledge of real estate, sales, contracts, and to connect with people.  I probably will not start my investing in AZ but would love to work towards having rental properties here as well.  I'm looking for anyone both new and seasoned to connect and share knowledge and wisdom with.  

I'm also looking for any recommendations on Brokers who would work with brand new very part time salespersons looking to learn as much as possible.

 Thank you Jonathan, the deals definitely seem to be few and far between in our neck of the woods.  Well deals in my current price range at least.  However I have been having fun learning and looking so it doesn't bother me.  Any tips or tricks for the area?  Definitely have found some long shot deals, but looking for more conservative solid properties to enhance ability for expanding.

Matthew Schlottman from Colorado, grew up on the front range, Parker/Aurora area. Moved to Basalt/Glenwood Springs area three years ago. Air traffic controller by trade, but ready to start investing with a partner who I already work with. Looking into many possibilities of what we would like to do, but seem to be going in multi-family or SFH rentals initially.
