I’m wanting to begin rental arbitrage through AirBnB in Louisville and Southern Indiana.

Is anyone hosting here? What is your occupancy rate? What do you look at to know if it is a good market to succeed in?

Any tips and insights would be much appreciated!

My wife and I are considering investing in a home that is 150 years old.

1. Is it possible for these to be profitable?

2. How can we avoid it becoming a money pit?

3. Do normal investor metrics like the 70% ARV apply?

4. What should we budget for repairs?

5. Can properties like this appreciate or do they only depreciate at this point?

@William Cravens very good point! I can see the rationale for that now. Under those circumstances I’d prefer it.

@Thomas Franklin Yes! I never even considered holding costs in this calculation. I do know they have destroyed profits for some investors in many cases.
