Hey BP Folks! 

I have started to play around with the Calculators and I don't know if I am doing something wrong, but how does it make sense to invest in the Los Angeles area? I am using a listing for a triplex in North Hollywood for this calculator posting and, based on what the Calc is showing me, the owner would not start cash flowing until around year 5 - and that is even with a 30% downpayment on the property! Am I missing something crucial to investing in a market like Los Angeles or any other coastal metro market? 

Ideally, we would want to get into a small multifamily unit, 2-4 units, and live in one of the units but I don't know how that makes sense numbers-wise for anyone.

Post: First time using the BP Calcs - Good Deal?

Hi BP! I am new to the calculators and reading the info to determine if its a good deal or not. My partner and I are looking at investing in multifamily units in his hometown, which is two states away from where we currently live. I found a 4 unit listing that seems to check all the boxes, but I am still new to reading the info and if it's a "good deal" or not. The listing agent had most of the info available, but I did make some educated guesses on things like market increase and property value increase. This listing is in a growing suburb of a top 25 metro market and, while historically it's been considered to be on the wrong side of the tracks, more growth is being forced into the area from the city.

@Michael  - Commercial real estate is my main interest right now and I do not have any actual experience with it.  In a perfect world that would be an amazing first property but I realize the learning curve needs to be handled before then.  What's your opinion of that idea?

Hey, Everyone! It's great to finally be apart of BiggerPockets after listening to the podcast.  I'm from the Northwest (Olympia,WA & Portland,OR).  I moved to Los Angeles recently because of work.  I've been in the Advertising, Marketing, Television industry for over 10 years.

I'm looking forward to getting going on the site and meeting new people.   I'm looking to learn more about commercial real estate and advanced finance for real estate, along with single-family homes and flips.

My future wife joined as well and we are looking to accomplish our goal of building a life with this industry.

It will be great to get to know a lot of you.
