@Henry Clark Agreed for sure. It is definitely time for a wholistic re-evaluation, that is what prompted this conversation. Definitely starting to feel more like a business than something I can do adhoc as I get to the 5 property mark. I image that is a common breakpoint for that type of reevaluation and restructuring.

I am starting to scale, under contract for my 5th investment property currently across 3 states (CO, TX, and OR) and would like to add 6 more next year. It seems like I am outgrowing my "traditional" insurance options. Would anyone have any suggestions on companies or agents that can help me out and possibly do portfolio insurance across all the locations? I already made a initial inquiry with NREIG.

Past that I know I need physical insurance and liability at a minimum. What are peoples opinions around if rent replacement, etc are worth the added expense?

Single-family residence buy & hold investment in Amarillo.

Purchase price: $165,000
Cash invested: $5,000

This was my first purpose purchase rental. Also the first I didn't live in first and first "out of state rental"

What made you interested in investing in this type of deal?

traditional financing

What was the outcome?

So far so good, only had 6 months.

Lessons learned? Challenges?

purchasing cash and then financing after is more difficult than expected

Yes, I would, contact for information on realtor and lenders I used.

Thanks Josh, I called them and they are doing investment helocs right now but not in the area this unit is in.
