Hello everyone. I have owned 3 rental properties in Rhode Island for about 6 years now. The properties have had a significant increase in value over that time. The areas which I'm invested are about 10% to 15% higher than at the height of the market in 2007. I could sell now and clear about 250k. This money would go much further in other markets. I have just completed David Greene's book "Long-Distance Real Estate Investing" and I'm following his instructions laid out in the book. I have narrowed my search to Dayton, OH and Indianapolis, IN. These areas pass the tests given in the book however there seems to be a grey area with crime rate. I believe I have seen David Greene and other seasoned investors fairly recently on YouTube expressing interest and purchasing property in these areas. I looked up the crime rate for both areas and its seem very high. This seems contradictory to the instructions in the book. Obviously questioning David Greene or any other of these successful investors would be ridiculous, I'm just looking for someone to let me know what information I'm missing. Speaking of looking for information I would love to get some recommendations on property management companies and real estate brokers in Dayton and Indianapolis.
