I am looking for a STR AirBnB Host that could manage my 2 units and one commercial unit as well as a property manager to do both. Does anyone know a reliable and trustworthy property manager?

@Chris Allen, I like your idea. I have completed the pre move in inspection. No cat was mentioned on the inspection. I also have my lawyers on debunking the letter. I am 99% sure it’s fake. Once I get the info from the lawyer. I will be letting them stay until the end of the of the lease in May and not return their security deposit for deep cleaning of the unit. I have video evidence from my security cameras outside looking at the building and the cat is sitting in the window.

@Russell Brazil there is no phone number on the letter. Also the nurse on the letter states she lives in Texas but when you look up her profile on LinkedIn she is living in Missouri.

Hello BP,

A new Tenant just moved in on the 16th for a mid-term rental. She gave me an approval letter from a RN saying she requires an emotional support animal for her mental condition. It specifies a Cat. On her application she stated no animals. The letter looks like a template off the internet. The address of the RN’s office is a Fed Ex office. Also this is an AirBnB property for us in the summer time and my family does use the unit for summer getaways. My Wife is highly allergic to cats. This looks like a duck and sounds like a duck. Is this a duck and any suggestions to counter her letter?

@Ronald Rohde thank you for getting back to me. I have established parking spaces for the deli but no paint has hit the asphalt yet. It is not a triple net lease. I plan to keep it fairly traditional these tenets could be there for a long time. There are several rules and regulations I will have in place. I do feel more comfortable now that I have a contact the attorney. Like I said this is my first commercial property so I am learning as I go. I appreciate the feedback.

@Russ Kitzberger thank you for getting back to me. I have taken your advice and contacted my attorney to draft the lease. 

I have great tenants currently in the space. Easy to work with, pay the rent on time, take care of the property and so on. I understand I’m running a business, But I would rather have rent payments coming in then having a vacancy. The building is in a seasonal town. The deli does run around but are mostly busy in the summertime. There are several spaces currently not rented that to be their next home. And speaking with the owner of the business today they plan to stay as long as they can.

Hello all,

I purchased a commercial property back in November 2021. The lease is about to expire. Does anyone have a legal commercial lease for a market/deli or know a good place to get one? They do sell beer to go but no beers are on tap.

I am also wondering if anyone knew if I needed a special lease for this?

Also what is a reasonable jump in a rental fee for a commercial property?

The current rent is 1850+++. I am think of creating a three-year lease where the rent goes up by $125 every year to get closer to market value.
