Thank you for the advice! I'll be a first time homebuyer and am looking at househacking a duplex for the first purchase. Have heard of and have been looking into utilizing FHA for this scenario.

Thanks! I was able to clarify with a lender. If you have 20% equity you can refi into a conventional loan and not have PMI.

Hello all,

I've read/heard differing tales on being able to cancel out of your FHA loan PMI. On one hand I've heard you can cancel out by eventually refinancing into a conventional loan if you have at least 20% equity. On the other hand I've heard actually doing this is nearly impossible. Has anyone experienced this first hand when house hacking etc? Please share.

Hi Josh,

I agree it depends on the atmosphere you are looking for. If you are looking to live in a more small town vibe, North Idaho, specifically the Coeur d'Alene area is a viable option. We are a small resort town with outdoor adventures minutes away including; many lake and river systems for summer sports, 4 ski resorts within the region for the winter sports, and we're surrounded by National Forests for camping and pretty much all other outdoor activities! We are also known for our involved tight-nit community and having family friendly events throughout the year. If you do need a little city life Spokane WA is only about 30 min away, with the Spokane Intl Airport being about 40 min away. We are seeing some growth here so commercial development is prevalent.
