If you have an opportunity for land development that you have tied up, or that you have identified & run the numbers on; I would start with your acquaintance. It might be a good idea to team up with someone like him who may be able to partner with you on it. You found the opportunity, you can establish where your sweat equity is coming from (or capital if you have it), and then I would just try and learn from them throughout the process.

You may give up some potential profit by partnering with someone, but having someone who can show you the ropes will help make the likelihood of success on that first deal much greater!

If he isn't interested in an opportunity that you have presented the next question would be "Can you think of anyone in your world who might find some value in an opportunity like this that you would be willing to make the introduction to?"

 Sorry, I for some reason didn't get any notification that anyone had responded to my post. So basically it is something he has locked up and he is trying to give me the opportunity to get involved by being "resourceful", and I thankful for the opportunity to provide any value I can, but I don't really have a lot of network at this point. He sent me the proposal and we spoke on the phone about what it entails and what we need to raise. I just don't know how to raise these type of funds.

Hi all.

I've recently made an acquaintance who does a lot of raw land purchases then gets them all permitted for building, mainly bigger multi family 150+ units, and then sells the ready to build lot usually at a pretty large profit.

I am new and trying to learn. My question is, when you have an investment opportunity like this, where do you go to find people looking to invest?

Yeah I would still be open to working with a vet. So I'll keep my ear to the ground. Maybe they'll give me a good split. I will keep you all posted on that.

Meanwhile I'm going to focus on my short term goals like getting my license and learning my market better.

I love that. I don't need a get rich scheme but if I can get ahold of some properties that will cash flow that is ideal. I think I should read that book on the BRRR method. It sounds sustainable. How did you obtain your first property?

I don't know if love is the operative word in this case. I see it more as a vehicle to put us in a better financial situation. Maybe I would love it, but I've never done it so I don't know for sure. What I am really passionate about is freedom.

I love real estate for several reasons but the bottom line is financial freedom and wealth building that I can teach my kids. I've already done the college thing and the grinding for other people or companies and I HATE it. That is my fuel. I want off this hamster wheel.
