I am thinking about how to structure my wholesaling business as I want to do deals virtually, but I want to test certain markets and maybe do one deal in that market befor going all in. Keeping explanations simple for the sake of this question.
Lets say I operate out of my house in San Diego, CA. I do marketing for a bunch of different markets, and end up getting a contract for a deal in Oklahoma. I want to get it under contract as an LLC rather than as an individual. Lets say I already have a California LLC (I don't, but lets say). Can I still sign as the California LLC on the all the docs without having to register as a foreign llc in oklahoma or whatever other state? On the contarcts do I put "Whatever LLC, a California LLC" or don't bother with the California LLC part?
I understand u can't give actual legal advice here, but what do you think. Can anyone share what they think or share an experience like this they had in the past and what they did?
P.S: When I read rules for registering as a foreign llc in some states, they say an exemption is if its a one off deal. Would this test wholesale deal count as a one off deal?
Does anyone know of a service that provides a phone number where you can pre-record a message (NOT as a voicemail) that is played after 1-2 rings because the phone automatically answers and then plays the message? ex: You call a hospital and it. automatically. answers after 1-2 rings and says "Hello, thank you for calling Kaiser Permanente" but minus the call directing forwarding part.
Does anyone know of a way to skim Zillow "For Rent" listings that have been posted by the Property Owner? I am open to both free and paid resources, but doing it myself or having an assistant do it seems like a super ineffective way.

I have a listing agent who has a client that is interested in doing a deal with me involving an assignable lease option. He is asking how he should get paid, but I am not aware of the typical agent compensation for this kind of deal.
Do I offer him an amount equal to first months rent?
Does he get a part of the option fee?
Does he get a % of the listed price on the option?
Will the seller have to pay him a separate commission if the tenant-buyer exercises their right to buy in the future?

If I acquired property from a seller subject to the existing financing and then cured the loan, would a hard money lender be willing to front money for a renovation if my plan with the deal was to fix-and-flip it?
Would the hard money loan come in as a 2nd? How willing are hard money lenders to lend on deals taken subject to?
Anybody have a course, book, or other learning resources you intended to use to help learn a certain aspect of real estate investing, but you ended up not getting your money's worth?

I am looking to educate myself on the process of buying a home directly from a seller subject to the existing financing or using other "creative" financing.
I understand an attorney will be in charge of most of the paperwork, but I would be very thankful if someone could give me a preliminary summary of the paperwork required to at least "get the deal going." By this I mean the initial paperwork required that you would have seller sign.
What specific documents are required in the State of California to do subject-to deals? I know there are specific laws related to buying homes from "distressed" sellers in California, specifically those who are going through "pre-foreclosure."
I have never purchased a home in this way, and I am simply trying to educate myself on specifics.
