I can help with some ideas on structuring this deal. All I do is creative finance.

If you look up Jerry Norton on youtube and search "subject to" he gives out a free sub to contract.

You could take it over subject to and pay out the remaining equity or you could do a hyrbrid deal. Instead of assuming the loan you could take it over sub to and seller finance the remaining equity.

Thank you for reaching out. I've only looked in my local market so far. (LaSalle County IL)

I was close to house hacking a 4 unit with a fha loan but the seller sold it on me. 

I'm interested in fix & flipping as well as small & large multi family rentals. 

Ive also done research on sub to, wholesaling, and BRRRR etc..

I only know 1 investor in my area and he only does it part time. So to me, coming to BPCON is like going to Disney World. lol I cant wait to meet everyone!

I'm flying in from ILLINOIS. Are there any other IL investors planning on going? 

Ive been watching and listening to Bigger Pockets for the last 2 years now. Although I haven't gotten my 1st deal yet, Im hoping to change that real soon!

Hello Bigger Pockets Family. 

I am brand new to the site. I have been watching alot of podcasts. It's really getting me excited to get started in Real Estate. 

I've never done a deal before nor do I have any friends that are investors/agents. So I'm pretty green to the business. I can't wait to learn from all the great people in the BP community. 

Just a little information on myself. I am a 30 year old father of 2 great boys. My sons are my whole world. They're both into many sports. So were pretty busy. 

I work a full time job as a truck driver hauling sand. I work the evening shift.  

My goals are:

1) To create financial freedom so I can spend as much time as possible with my sons and to never have to miss another game of theirs.

2.) To create an opportunity to help pay for their college educations. 

My strengths are: I'm a hard worker, driven, very punctual, I love to learn. 

I'm excited to start my journey in REI. I hope to interact with and learn from as many members as possible. If there's any way I can help as well, I'm all for it. I'm not a lazy guy. I'm ready to work and learn and become another BP success story.
