Thanks, that's helpful. Curious, why'd you get out of it?

I’ve recently been exploring the idea of hospice/ continuing care models. Was curious if anyone had experience? Would be interested in the real estate side of things of course but I know there are other requirements connected with the medical side of it.

Looking for where one might start with first steps etc.

Hi,

I am at a crossroads with this tenant. Background is she’s about 4 months behind in total rent, original lease ended in December, now going month to month because I didn’t want to put her out as she’s a single mother with 3 kids (also didn’t have the bandwidth to go through the eviction process because this property is in another city)

I hired a property manager to help and we’ve recouped a bit of money but she’s still about 6500 owed. It’s at the point now where she is leaving but I am conflicted as to whether I send her to collections for the 6500. I know I will only recoup about 60% per my property managers collection agency.

Here’s my problem: everyone keeps telling me it’s business and I need to send her to collections, but I struggle with the idea of pinging her credit and her not being able to find a place to go for her children. I know it would make life even harder for her and even though she’s not paid me, she’s not a bad person and I know she’s trying her best.

Do I just cut ties and get her out to start fresh with a new paying tenant? Or should I try to get back what she owes me?

Hi All,

I am a young investor, 23 years old. I have a property in southwest raleigh, the property is in the Lake Park community and the address is 1220 University ct. I am looking for advice on whether I should sell or not.

As a quick background, it is a 4 bed room, 4 bathroom condo and produces about 1200 a month in cashflow. However, I spend a lot of time managing it as I am renting out by the room and the tenant profile is lower income. That creates a lot of work for me, especially because real estate is not my full time job.

I am considering selling because currently I have about 125k in equity, and at my age, that capital would be amazing to have and I could use it to buy more properties that align more with my goals (ie not spending as much time managing). In addition, it would give me a cushion.

I am debating whether selling is a good option or if there are better paths I could take.

It would impact the cash flow but that property cash flows pretty well. So I’d still be making a good profit.

 Hi Matthew, 

Do your other properties have a low interest rate 1st mortgage? 

They do yes. I’m at 4.2 with the house I would pull equity from. 

No I haven’t done that yet.
